Next summer’s renovation process starts today

Summer is over, the days are cooler and the last thing on most Canadian homeowner’s minds is the home renovation they want to get started next summer. The only problem is, if you don’t start the process now, you will be in for an unpleasant surprise when spring rolls around and you find out how much red tape rests between you and the start of your home renovation. Never too early to start: “The number one thing that I tell clients is that it is never too early to start working on your permit now for next year’s renovation.” Cirovic explains. According to Cirovic, it often takes his clients at least 4-6 months to get a city approved building permit, which is required for any home additions to take place.

Don’t make this mistake: “The most common mistake I see is an influx of clients coming in early spring, when the nice weather gets them in the renovation mindset, and they are thinking that we can begin working on their project by the summer.” Cirovic explains. Unfortunately, it just does not work that way. If you want that summer renovation, fall is high time to start working through the administrative processes.

Additional considerations: “If you are planning a renovation, it will also help to acquire zoning information on your property from the city.” Cirovic explains. Your property will be assigned a specific value for gross floor area and lot coverage, which will dictate the extent of your renovations. Understanding your zoning limits will help avoid expensive and time consuming adjustments later on in the renovation process.
