We have a passion for good design, which we apply at all levels of the work, always respectful of the client's needs, budget and schedule. We insist on earning the trust of our clients, which can only be attained by listening, working as a team player, and always providing a consistent level of quality service. We review the project with you, analyzing numerous aspects such as area requirements, use of materials, construction methods and scheduling. We confirm the survey measurements provided, for reference and zoning/code compliance. We review the proposed building and site planning with those authorities having jurisdiction and report back with any unusual findings. With fact gathering substantially in hand, we proceed to the rough design stage, where we plot your needs onto paper, usually deriving at least two (2) schemes. Besides your requirements, we consider among other things, site analysis, solar angles, materials and methods of construction, together with budget and scheduling parameters. We normally present a number of plans and elevations and, when required, a study/massing model for discussion. At this point, the scope of work for the project can be determined. With the basic design options in hand, together with your feedback, ideas and direction, we formalize the plans and elevations that will make up your master plan. We can then co-ordinate with our engineers and begin to select materials. We develop an outline specification describing proposed materials, details, etc. We once again review with the applicable codes and by-laws for compliance, and carry out another budget review. A final presentation of site plan, floor plans and elevations is discussed, reviewed and revised as necessary. The major portion of our work, detailing all the plans, elevations and sections to reflect proposed designs, materials and methods. The final drawings are used for approval and permit applications, tendering, financing and construction.
