SERVICES We offer a broad range of appraisal services varying from mortgage financing, Canadian acquisitions and disposition, due-diligence, EIC and OFSI related issues, to value-added consulting assignments. We have also acted for the government. Our experienced team of real estate appraisers will conduct on-site inspections employing the cost, direct sales or income approach to value, resulting in a thorough appraisal report. Our professional opinion is determined by researching the current market trends, behavioural analysis/availability, the qualifying conditions, adverse conditions, age of the building, as well as neighbourhood and distance to local amenities. All these components combined are crucial when determining the end value of a property or land. These appraisal reports have been prepared for: Mortgage financing and lending purposes Negotiation purposes both acquisition and disposition including financial due-diligence Investment decisions Market value including retrospective, current and prospective, such as future worth of property being built “upon completion”, as if zoning approved and other scenarios critical to the building and development industry.
